EL Cuervo
Sabinas, Coahuila

11,900 +/- Acres   |   $1,400,000

American owned El Cuervo Ranch is located just two hours from Eagle Pass, Texas, offering convenient access while retaining the privacy and character of a classic Northern Mexico hunting property. Historically managed as a quail hunting ranch, El Cuervo also boasts exceptional habitat for whitetail and a wide variety of native wildlife.

One of the ranch's most attractive features is its remarkable diversity of terrain. The northeastern portion of the property transitions into rolling hills that dramatically change the landscape, creating the feeling of an entirely different ranch. Unlike many properties in the region, these elevations support an abundance of quality native brush and grasses, providing excellent forage and cover for wildlife.

Nestled between the hills are scenic valleys and deep, brush-filled draws that add both beauty and habitat diversity. The combination of varied topography, strong native vegetation, and thriving wildlife populations makes El Cuervo a well-rounded recreational ranch with outstanding hunting potential and year-round enjoyment.

LOCATION

El Cuervo is conveniently located near the city of Sabinas, offering excellent accessibility while maintaining the privacy and seclusion of a true hunting ranch. The property is approximately 2 hours from Eagle Pass, Texas, and an estimated 2.5 hours from the Colombia International Bridge. Adding to its appeal, El Cuervo is just 40 minutes from Lake Don Martín, one of Northern Mexico's premier bass fishing destinations. Despite its remote feel, the ranch is only seven miles from the nearest highway, providing easy year-round access.

PROPERTY

El Cuervo Ranch offers exceptional habitat for whitetail deer, quail, and a wide variety of native wildlife. One of the property's most appealing characteristics is its remarkable diversity of terrain and vegetation. The northeastern portion of the ranch rises into rolling hills that dramatically transform the landscape, creating the feeling of an entirely different property. Unlike many ranches in the region, these elevations are covered in high-quality native brush and grasses that provide outstanding forage and cover for wildlife.

Between the hills lie scenic valleys and deep, brush-filled draws that add both beauty and habitat diversity. Native vegetation is abundant throughout the ranch, including guajillo, blackbrush, guayacán, and significant stands of vara dulce (kidneywood), one of the most desirable browse species for whitetail deer.

The ranch is well improved for both wildlife and livestock operations. An extensive network of well-maintained roads provides easy access throughout the property. Several water wells are in place, including one that produces excellent-quality water suitable for domestic use. Approximately seven kilometers of PVC pipeline distribute water from the well to the headquarters and multiple water troughs across the ranch.

Water resources are further enhanced by nine dirt tanks that typically retain water throughout much of the year. While some maintenance could increase their capacity and efficiency, they already provide valuable water sources for wildlife. Additionally, the ranch offers excellent opportunities for the development of additional tanks in strategic locations.

Access is convenient and reliable, with the ranch headquarters located approximately 25 minutes from Highway 23 via a well-established ranch road.
